My house was built in 1965. What is under the shingles?

Usually board decking, not plywood. Titusville's space-boom homes were sheathed with one-by-six or one-by-eight planks, and sixty years of heat and two or three reroofs have shrunk and gapped some of them. The older home roofing page explains what a contractor does with them once the old roof is off.

Does a reroof on an older house cost more because of the decking?

The decking is the variable. A contractor cannot see the boards until the old roof is off, so a written scope for a 1960s home prices board replacement per sheet or per board and says so up front. Ask for that line before the job starts rather than after.

My insurer sent a letter about roof age. Do I have to replace the roof?

Age alone is not enough under Florida law. Since 2022, a carrier cannot refuse to renew solely because of roof age if the roof is under 15 years old, or if an inspection shows five or more years of useful life left. A written roof inspection is usually what the carrier wants to see.

Do I pull the permit through Titusville or Brevard County?

Depends on the address. Inside the Titusville city limits, the City of Titusville Building Department issues the permit. Mims, Scottsmoor, Port St. John, Canaveral Groves, Sharpes, and the rest of unincorporated north Brevard go through Brevard County. The contractor files it and schedules the inspections either way.

Is metal worth it on a house near the river?

Near open water, often. Salt air off the Indian River Lagoon attacks fasteners and cut edges first, so the spec matters more than the material: aluminum or coastal-rated coated steel, stainless or coated screws, sealed edges. What is the 25 percent rule and does it apply to my roof?

Roofs permitted before March 2009 that need more than a quarter of a roof section repaired within a year have to bring the whole section up to current code, which usually means roof replacement. Roofs built to the 2007 code or later can be repaired in part. Most 1990s reroofs in Titusville fall under the older rule.

A storm just took shingles off. What do I do first?

Take photos from the ground and inside before anything is moved. Get the opening tarped and keep the receipt. Then call your insurer to open the claim, and call for a storm damage contractor to document the roof in writing. Do not sign anything a door-knocker hands you.

Will insurance pay for my roof?

Nobody on this site can tell you what your policy will pay. Sudden wind damage is usually the kind of loss a policy is written for. Age, wear, and an old leak usually are not. A hurricane deductible of 2 to 5 percent of dwelling coverage applies to named storms. The insurance claims page covers the steps.

How long do I have to file a roof claim in Florida?

One year from the date of loss for a new claim on policies issued or renewed since January 2023, and 18 months for a supplemental claim. Older policies may still carry the earlier two-year window. Your policy states the deadline that applies to you.

What is a wind-mitigation inspection?

A licensed inspector fills out the state's OIR-B1-1802 form recording the roof covering and its permit year, deck nailing, roof-to-wall connection, roof shape, secondary water barrier, and opening protection. Carriers price the wind part of the premium from it. The wind mitigation page explains which items a reroof can change.

The flat roof over my Florida room keeps leaking. Can it be shingled?

Not well. Shingle is made for water that runs off, and a low-slope Florida-room or carport roof holds water. Those sections take a membrane or a modified-bitumen roll roof, scoped separately from the pitched part. A roof repair contractor can tell you whether the seams or the slope is the problem.

Mims and Scottsmoor are out in the country. Will a contractor come out?

North Brevard contractors work the whole corridor from Scottsmoor to Port St. John, including acreage with barns and workshops. Say on the call whether the job includes outbuildings, and whether the address is on a paved county road or a long private drive.

Are the contractors licensed?

Contractors represent their own licensing and insurance. Florida requires a licensed roofing contractor for roof work, and you can verify any license at myfloridalicense.com before hiring. Ask for a certificate of insurance and a written scope as well.
